Northpointe is the newest corner of Vistancia, up high beside the mountain preserve. If your home there sits empty for a season or a trip, we'll keep an eye on it.

A newer neighborhood, up high

Northpointe sits at one of the highest points in North Peoria, beside more than a thousand acres of mountain preserve, with homes in collections including Sovita and a 55+ collection. Plenty of homes here are new, and plenty of owners are still getting to know how their house handles an Arizona summer.

We live in Vistancia ourselves, a few minutes away, so a scheduled visit happens on schedule.

A new home's first summer

A new home has its own things to watch in its first summer. New landscaping depends on irrigation that's still being dialed in, and a missed zone can cost you plants that were just put in. New plumbing, fixtures and appliances are usually fine, but a problem that shows up early is worth catching early.

If your home is still under a builder's warranty, dated photos of anything that goes wrong are worth having. Every visit goes into a QRIDit report with notes and photos.

What every visit covers

Our 60-point inspection, on every visit (points that don't apply to your home, like a pool or solar, are skipped):

Security: every door, window, gate and the garage, the roofline from the ground, trees, roof drains, lights and cameras, and mail and packages brought in
The yard: landscaping, plants, the irrigation controller and drip lines, outdoor faucets and pests
The pool and spa: water level, clarity, equipment and the filter
The garage, car, golf cart, trickle chargers and solar system
Inside: signs of entry, the alarm, ceilings, walls, mold, pests, odors and smoke detectors
Systems: breakers, lights, HVAC, the AC condensate overflow, air filters and the water heater
Kitchen and laundry: fridge and freezer temperatures, disposal, dishwasher and ice maker lines, washer and water softener
Plumbing: water run through every sink, shower, tub and toilet to keep the P-traps full, and under every sink checked

$60 per visit for homes up to 2,500 square feet and $70 for larger homes, on a twice-a-week, weekly or every-other-week schedule.

Can you watch a home before we've moved in?
