We live in Vistancia, so when you're away, the people checking on your home are your neighbors, a few minutes down the road.

Your neighbors, keeping an eye on things

Vistancia is a 7,100-acre master-planned community in Peoria, near Lake Pleasant, made up of The Village, Trilogy, Blackstone and Northpointe, all tied together by the 3.5-mile Discovery Trail. It's home for us: we raise our kids here, drive the same streets, and know what a Vistancia house deals with in a Phoenix-area summer.

That matters when something comes up. If a storm rolls through or the power blinks while you're away, we're already close by.

What a Vistancia home needs while it's empty

Most homes here share the same weak spots in summer: drip irrigation keeping desert landscaping alive, a water softener in the garage, an AC working hard every afternoon, and tile roofs that take the brunt of monsoon wind.

Our visits are built around exactly those. We check the irrigation and the plants, the water softener and every place water can leak, the HVAC and the breakers, and walk the outside of the house for anything the weather moved.

Keeping the HOA happy while you're gone

A dead front yard or a pile of storm debris is the kind of thing a community association notices. Catching an irrigation problem on the next visit, rather than when you get home, keeps the yard alive and the letters out of your mailbox.

What every visit covers

Our 60-point inspection, on every visit (points that don't apply to your home, like a pool or solar, are skipped):

Security: every door, window, gate and the garage, the roofline from the ground, trees, roof drains, lights and cameras, and mail and packages brought in
The yard: landscaping, plants, the irrigation controller and drip lines, outdoor faucets and pests
The pool and spa: water level, clarity, equipment and the filter
The garage, car, golf cart, trickle chargers and solar system
Inside: signs of entry, the alarm, ceilings, walls, mold, pests, odors and smoke detectors
Systems: breakers, lights, HVAC, the AC condensate overflow, air filters and the water heater
Kitchen and laundry: fridge and freezer temperatures, disposal, dishwasher and ice maker lines, washer and water softener
Plumbing: water run through every sink, shower, tub and toilet to keep the P-traps full, and under every sink checked

Do you only watch homes in Vistancia?

Vistancia is home base, including The Village, Trilogy, Blackstone and Northpointe, and we also watch homes in North Peoria. Ask Sage if you're not sure your neighborhood is in our area.

What does it cost for a Vistancia home?

$60 per visit for homes up to 2,500 square feet, and $70 for larger homes. We confirm your exact price before the first visit.
