Trilogy at Vistancia is Shea Homes' resort community inside Vistancia, built around the Kiva and Mita clubs, the Alvea Spa and the Gary Panks-designed Trilogy Golf Course. If you spend the hottest months somewhere cooler, your home goes through the worst of an Arizona summer with nobody inside to notice when something changes.

That's what our visits are for. On the schedule you choose, we check the house inside and out and record everything in a QRIDit report you can read from wherever you are.

What matters most for a lock-and-leave home

The AC keeps running while you're gone, so we confirm it's working and holding temperature. Water is the other big one: we run every faucet, flush every toilet, and check under sinks, around the water heater and the water softener, and behind the washer for leaks.

We also check the fridge and freezer temperatures, which matter after a monsoon power outage, and walk the outside for anything the wind moved.

Your own checklist

No one knows your house better than you do. If there's something particular you want looked at on every visit, whether it's a charger that should stay plugged in or a plant by the door, tell us and we add it to your checklist.

What every visit covers

Our 60-point inspection, on every visit (points that don't apply to your home, like a pool or solar, are skipped):

Security: every door, window, gate and the garage, the roofline from the ground, trees, roof drains, lights and cameras, and mail and packages brought in
The yard: landscaping, plants, the irrigation controller and drip lines, outdoor faucets and pests
The pool and spa: water level, clarity, equipment and the filter
The garage, car, golf cart, trickle chargers and solar system
Inside: signs of entry, the alarm, ceilings, walls, mold, pests, odors and smoke detectors
Systems: breakers, lights, HVAC, the AC condensate overflow, air filters and the water heater
Kitchen and laundry: fridge and freezer temperatures, disposal, dishwasher and ice maker lines, washer and water softener
Plumbing: water run through every sink, shower, tub and toilet to keep the P-traps full, and under every sink checked

Yes. Every visit is GPS and time verified from a QR scan at your home, and the report, with notes and photos, goes to your private QRIDit dashboard, which you can open from anywhere in the world.
