Our 60-point home watch inspection

This is everything we check on every visit, 60 points in all. If a point doesn't apply to your home (no pool, no solar, no golf cart), we skip it. If your home needs something that isn't here, we add it.

How every visit starts

Every visit starts with a scan of the QR code on a QRID card kept at your home, which records the date, the time and our GPS position. The report can only be completed while we're on your property, and it goes to your private QRIDit dashboard as soon as we finish.

Every report includes photos of the kitchen, living room, garage, courtyard, front yard, backyard and pool, plus photos of anything that needs your attention.

Security and the outside of the house

Full perimeter walk, including the exterior walls
Front door locked, with no signs of tampering
Back and patio doors locked, with no signs of tampering
Garage and garage entry doors closed and secure
Windows closed and latched, with no broken glass or signs of tampering
Side gates and yard walls closed and undamaged
Roofline, from the ground: tiles in place, nothing on the roof
Roof drains, scuppers and downspouts clear
Trees checked for dead or overhanging branches
Exterior lights and cameras working
Notices at the door: HOA letters, door hangers, utility notices
Mail and packages brought in

Yard and irrigation

Front and back landscaping condition
Plants and trees checked for heat stress
Irrigation controller powered and running on schedule
Drip lines and emitters: no leaks or broken emitters
No soggy ground or dry beds from over- or under-watering
Outdoor faucets and hose bibs not leaking
Signs of pests or rodents outside

Pool and spa

Pool and spa water level
Water clear, not turning green
Pool equipment running
Pool filter not clogged

Garage, vehicles and solar

Garage door opener opens, closes and locks
Garage fridge or freezer running and cold
Car started
Golf cart plugged in and charging
Battery trickle chargers connected and charging
Solar system showing normal indicators

Inside the house

Signs of entry: nothing moved or disturbed
Alarm system set properly, with no faults showing
Ceilings in every room checked for water stains or damage
Walls, floors and baseboards checked for water
Signs of mold or a musty smell
Signs of pests inside
No sewer smell anywhere in the house
Smoke and carbon monoxide detectors: no low-battery chirp

Electrical, heating and cooling

Electrical panel: no tripped breakers
Lights tested
HVAC running and cooling or heating properly
Thermostat setting and inside temperature
AC condensate overflow pipe not dripping (most units here are in the attic, where the pan can't be seen)
Air filters changed when needed

Water heater and main water

Water heater operating, with no leaks
Water heater drain pan dry
Main water valve left on or off, the way you asked

Kitchen and laundry

Refrigerator temperature
Freezer temperature
Fridge and freezer: nothing spoiled
Garbage disposal run
Dishwasher and ice maker lines: no leaks
Washing machine partially filled and drained
Washer hoses and connections: no leaks
Water softener working, salt level checked

Plumbing

Running water through every drain and flushing every toilet keeps the P-traps full. In dry summer heat the water in a trap evaporates, and a dry trap lets sewer gas into the house.

What it costs

The whole inspection is $60 per visit for homes up to 2,500 square feet and $70 for larger homes, on the schedule you choose.

Every point that applies to your home, on every visit. If you don't have a pool, solar or a golf cart, those points are skipped.

Can you add something that isn't on the list?

Yes. No one knows your house better than you do. Tell us and we add it to every visit.

What photos come with the report?

Photos of the kitchen, living room, garage, courtyard, front yard, backyard and pool on every visit, anything that needs your attention, and any other room or item you ask for.
