How our home watching works

While you're away, we check your home on a schedule you choose, inside and out, and every visit ends with a report, photos and notes you can open from anywhere.

What home watching is

Home watching is a scheduled check on a house that's sitting empty. We don't stay in your home the way a house sitter would. We visit on the days you choose, walk the property, confirm the systems are working, and look for the small problems that turn into big ones when nobody's around to notice: a slow leak, a tripped breaker, an irrigation line that's stopped watering.

It's the difference between coming home to a house exactly as you left it and coming home to a surprise.

What we check on every visit

Our 60-point inspection, on every visit (points that don't apply to your home, like a pool or solar, are skipped):

• Security: every door, window, gate and the garage, the roofline from the ground, trees, roof drains, lights and cameras, and mail and packages brought in
• The yard: landscaping, plants, the irrigation controller and drip lines, outdoor faucets and pests
• The pool and spa: water level, clarity, equipment and the filter
• The garage, car, golf cart, trickle chargers and solar system
• Inside: signs of entry, the alarm, ceilings, walls, mold, pests, odors and smoke detectors
• Systems: breakers, lights, HVAC, the AC condensate overflow, air filters and the water heater
• Kitchen and laundry: fridge and freezer temperatures, disposal, dishwasher and ice maker lines, washer and water softener
• Plumbing: water run through every sink, shower, tub and toilet to keep the P-traps full, and under every sink checked

How often we visit

You choose twice a week, weekly or every other week. Weekly suits most homes that sit empty for the season. Twice a week makes sense in the hottest months or for a home with more going on, and every other week works for shorter trips or a simpler home.

If you're not sure, ask Sage or check with your insurance company about what they expect while a home is unoccupied, and we'll set the schedule to match.

What it costs

Visits are $60 each for homes up to 2,500 square feet, and $70 each for homes over 2,500 square feet. We confirm the exact price for your home before the first visit, so there's no surprise on the bill.

GPS-verified visit reports

Every visit starts with a scan of the QR code on a QRID card kept at your home. QRIDit records the date, the time and our GPS position at that moment, and its geofence means the report can only be filled in while we're on your property.

As we work through the checklist we add photos and notes, item by item, and the finished report lands on your private QRIDit dashboard as soon as we're done. The GPS shows we were at your home; the photos show what we checked.

Who comes to your home

Jake Richardson, who lives in Vistancia with his family. He has passed significant background checks and holds a State of Arizona fingerprint clearance card, and the business is insured.
