About us
A friendly neighbor in Vistancia
Jake and Karina Richardson live in Vistancia with their two children, and love the beauty and quiet of Vistancia and North Peoria. Jake studied economics at the University of Arizona; Karina studied education at Arizona State.
They spent the first five years of their marriage remodeling every inch of their first home, so they know the work and care that goes into one. They look after yours as if it were their own.
As current and former teachers, they have passed significant background checks and hold State of Arizona fingerprint clearance cards.

How much does home watching cost?
$60 per visit for homes up to 2,500 square feet, and $70 per visit for larger homes. You choose twice a week, weekly or every other week, and we confirm the exact price for your home before the first visit.
What do you check on each visit?
Our 60-point inspection covers the outside of the house (every door, window and gate, the roofline, trees and roof drains), the yard and irrigation, the pool and spa, the garage, car, golf cart and solar, the inside of every room, the breakers, HVAC and water heater, the kitchen and laundry, and every faucet and toilet. Points that don't apply to your home are skipped, and the full list is on our inspection page.
How do I know you were really there?
Every visit starts with a scan of the QR code on a QRID card kept at your home. QRIDit records the date, the time and our GPS position at that moment, and its geofence means the report can only be filled in while we're on your property. You get the report, with photos and notes on everything we checked, on your private QRIDit dashboard as soon as we finish. If something needs your attention, we reach out rather than waiting for you to read it.
Can you check things that aren't on your list?
Yes. No one knows your house better than you do, so tell us what your home needs, whether that's a pool pump that needs watching or a plant that needs water, and we add it to every visit. We bring in the mail and packages on every visit, and water patio plants and refill the water softener on request.

Jake Richardson, who lives in Vistancia himself. Jake has passed significant background checks and holds a State of Arizona fingerprint clearance card, and the business is insured.
